Case Study
The process of achieving your loft conversion..
First the roof tiles are stripped off and an
external access created into the loft area for
access from the scaffolding. (Re-roofing is
recommended as part of the works)
The new floor joists and supporting
steelwork are installed via the
external access point from the scaffold.
The hipped end of the house is converted to
a gable end to increase loft space, whilst the
old roof structure and coverings are
retained as long as possible.
The house now has a gable end rather than
hipped end.
Temporary weather protection is kept in
place.
Load bearing steelwork is inserted along
the ridge to take the increased
weight and loading of the dormer roof
structure which can also be seen in
the photograph.
The old roof structure is removed to reveal
the space created by the dormer
construction.
External dormer walls are timber studwork
with plywood sheeting externally.
1st fix pipework for the plumbing
installation is installed. New external
walls have insulation boarding applied.
The dormer takes shape from the outside.
The new dormer roof is
waterproofed and felted.
Openings are formed for the windows.
The space between the new floor joists and
ceiling below is insulated for fire protection
and sound deadening. Flooring is laid
(Normally chipboard but softwood floor
boards can be specified at additional cost)
Internal studwork walls are erected to
create the staircase enclosure and
en-suite bathroom (if specified)
The existing landing area to the first floor.
The new staircase to the loft is installed
over the existing staircase
(space permitting)
Walls are plasterboarded after the plumber
and electrician have finished
their 1st fix installations. New UPVC double
glazed windows are fitted.
(This client specified a large feature
window to the bedroom area)
Externally the dormer walls are tiled with
matching vertical hung roof tiles.
External walls can have a rendered finish if
the client requires.
The new rooms and staircase area are
plastered internally. Velux
windows can be included to the sloping
ceiling area as shown.
An access hatch is formed to the remaining
loft storage area if required.
A window in the end gable wall can be
included to the landing at the top
of the new staircase……
……As is an optional Velux window also
over the staircase.
These two windows help to give the
existing landing and new staircase plenty
of natural daylight.
The client’s chosen bathroom fittings are
temporarily connected and positioned
ready for any boxing and tiling works.
This client chose to install a separate
shower enclosure with a plumbed
heated towel rail.
Second fix joinery works commence with
internal doors, architraves and
skirtings fitted.
This client chose a feature glazed door to
the En-suite bathroom.
The scaffold comes down when the
externals are complete.
